We are excited to welcome you to Sonterra Residential Condominium Community in Jarrell, Texas. Our Association is

governed by Covenants, Conditions, and Restrictions (CCR’s) designed to maintain property values and ensure a safe,

clean, and enjoyable neighborhood for all residents. You can view the CCR’s and FAQ’s on the website.

Parking

No parking on streets except emergencies (vehicle unattended over 30 minutes is considered parked). All designated

spaces are limited to 24-hour parking only. Overnight parking must be in garages, driveways in front of garages, or

designated spaces. Violations may result in towing at owner’s expense.

Vehicle Repairs

Vehicle washing, maintenance, or repairs (including oil changes) are prohibited in driveways, streets, or parking areas

except emergency repairs necessary to move the vehicle.

Garage Use

Garages must be used for vehicle parking and kept fully operational. Garage doors must remain closed except when

entering or exiting.

Trash Storage

Trash and recycling bins must be stored inside the garage or screened from view behind the residence.

Late Fees & Interest

If full payment of the Regular Assessment is not received by the due date, a $25 monthly late fee and/or 10% annual interest

may be assessed until paid in full.

Architectural Modifications

Exterior changes (paint, sheds, patio covers, pools, etc.) require prior Architectural Review Board approval. Submit

applications via the website or email: admin@louieone.com.

Sonterra Municipal Utility District (MUD)

The MUD manages parks, pools, and common areas. Visit www.sonterramud.org. Meetings are held the 3rd Monday of

each month at 6:30 PM.
